Bryan K. Law, our President, is specialized in commercial leasing and lease audit. He is the President of the Association of Canadian Lease Auditors and past President of Real Estate Broker Owners Association of Ontario. Bryan has written many articles, journals and books including the best selling book Real Estate: Every One Can Afford It! which can be bought from many book stores, online, Toronto Real Estate Board and our residential site www.ontario-real-estate.biz.
Besides a bachelor degree majoring in mathematics and a master of laws (LLM) degree specializing in advanced commercial property laws, Bryan also holds various professional designations in the field, including Real Estate Instructor (REI) and Market Value Appraiser (MVA) – Residential, both granted by Ontario Real Estate Association, Certified Leasing Officer (CLO) and Fellow of Real Estate Institute (FRI), both granted by the Real Estate Institute of Canada; Certified Lease Auditor (CLA), granted by the Association of Canadian Lease Auditors; and Professional Land Economist (PLE), granted by the Association of Ontario Land Economists.
Bryan is also deeply involved in real estate training and development. He is a senior partner and senior instructor of Law & Associates and is also a certified instructor of OREA Real Estate College responsible for instructing their commercial licensing course. Bryan also heads the real estate department of Fox College of Business, instructing lease audit and commercial leasing courses. Bryan is widely regarded as one of the foremost commercial leasing experts and real estate instructors in Canada. We act as an agent for tenants or landlords to negotiate the lease on their behalf. The benefits of hiring Prodigy as your lease negotiator includes:
1. There is no conflict of interest. Prodigy will not represent both parties in the same transaction, although it is allowed in Ontario.
2. All our commercial agents are professionally trained and guided by Bryan K. Law, one of the foremost commercial leasing experts in Canada.
3. We are responsive and flexible, service can be tailor made to fit your working hours and environments.
We provide opinions and guidelines to clients in negotiating their leases, including drafting and approving the lease.
We charge a flat fee (per square foot) or an hourly rate, based on the complexity of the task or client's choice. All communication cost, such as long distance telephone charge and courier charge, are in addition to our service fee.
For tenant representation only. It is a percentage charge based on the money that the customer can get from our negotiation. That is, we will split the money saved (the difference between the asking rent and the final rent accepted by the landlord) with the customer. Usually the split is 60/40 and the customer takes the majority. Customers pay no money if there is no money saved from our negotiation.
